AbaCasa will promote and market your property on our website, and other selected websites, and advertise in local and selected UK press.
AbaCasa will :
Handle all communications and bookings, which include any enquiries and bookings taken by the property owner.
This service includes:
- managing phone calls & email enquiries
- diary management
- converting enquiries to bookings
- production of a property manual and emergency contact information
- providing client feedback to property owner
- financial management
client care
AbaCasa will :
- Meet and greet your clients on arrival and show them around the property ensuring they are familiar with the property manual
- Provide an on-site service to all your clients and ensure they have a 24 hour contact number for emergencies
- Provide a weekly change of laundry service for bookings of two weeks or longer
- Provide a welcome pack, if requested
- Visit the property on the day of departure to collect the keys and obtain initial feedback, and to ensure property is secure
Financial Management
AbaCasa will :
- Advise on the rental pricing structure, calculated and paid in pounds sterling, to maximise revenue potential
- Handle rental payments and ensure these are paid within the agreed timescales
- Obtain a returnable breakages deposit from clients
- Hold a float for payment of additional services, as per contract
- Pay cleaners and tradesmen on behalf of property owners
- Produce a monthly expense sheet to owners

Property Checks
AbaCasa will :
Carry out weekly checks when property is vacant which will include :
- an inspection of the exterior of the property – checking boundaries (walking the perimeter), all points of entry, rejas, and check drainage, i.e. looking for external flooding
- checking the interior for mould, damp and leaks
- checking any security equipment (alarms)
- opening all windows and doors to air all rooms
- checking for pests and vermin and take remedial action (at additional cost)
- running water in sinks and baths and flush toilets
- checking electrical supply, i.e. is fridge / freezer working
- watering indoor and terrace plants
- collecting mail from property
- advising owner of any additional services that may be required e.g. gardening, general maintenance etc.
- checking pool water levels and stagnation and monitor pool maintenance
Cleaning Services
AbaCasa will :
As a standard service our cleaners will ensure your property is well presented prior to arrival of clients which also includes :
- provision of basic cleaning materials
- checking and replace light bulbs
- cleaning of fridge and freezer, dishwasher and microwave
- checking the supply of gas and ensure adequate supply for rental period
- window cleaning inside and out
- cleaning garden furniture
In addition to our standard cleaning service we can offer a spring cleaning service which will include cleaning cupboards inside, ceiling lights and fans, air conditioning units, blinds and shutters.
Laundry Service
As a standard service we will launder and iron all bed linen, towels, tea towels etc. Special laundry services will include cleaning of curtains, carpets and rugs, upholstery etc.

Gardening
As a standard service we can provide a basic gardening service to include watering plants, weeding, pruning etc., or we can obtain quotes for landscaping.
General Maintenance
AbaCasa can provide quotes for any painting, decorating and basic home improvements and oversee works carried out.
Airport Collection
We can arrange airport pickups from the three main airports, Almeria, Alicante and Murcia.
Equipment Hire
We are able to arrange the provision of additional equipment such as high chairs, cots, travel cots, stair gates, and wheelchairs etc.
Project Management
For major works or renovations we can provide quotes, source reputable tradesmen and oversee works carried out.
